(San Juan, Puerto Rico — January 27, 2026) — J. Jaramillo Insurance (JJI), a leading firm in Puerto Rico’s insurance industry, announced the acquisition of a building within the well-known Metro Office Park complex in Guaynabo. This transaction represents a significant financial investment that strengthens the company’s institutional presence and marks the beginning of a new phase of sustained growth.

The property will be modernized through an investment exceeding $3 million, increasing its total construction value to more than $20 million. In parallel, JJI will continue advancing the planning of an ambitious expansion project that includes the construction of a new 45,000-square-foot building and the expansion of the existing multi-level parking structure. This initiative, valued at approximately $25 million over the next five years, will bring the company’s total projected assets on the property to approximately $50 million.

The building was originally developed under a built-to-suit concept in the early 1990s to serve as American Airlines’ Caribbean regional headquarters. It consists of four levels, 41,121 square feet of construction, a 10,972-square-meter lot, and 400 parking spaces, including a five-level parking structure.

Design

Architect Carmen Rita Fortuño, partner at SCF Arquitectos (formerly known as Sierra Cardona Ferrer), explained that the renovation seeks to transform the office building—now called The Central Tower—into a Class A property.

“Improvements include a new image with updated signage, landscaping and ornamental vegetation, exterior painting, wall cladding, and a new tenant directory. In addition, the project includes parking lot repaving, replacement of exterior lighting, and refurbishment of the parking facilities. Interior renovations will include upgrades to elevator lobbies and the retrofit of public restrooms. The design will be inspired by biophilic concepts that prioritize the incorporation of natural elements such as plants, stone, and wood, with premium finishes within a warm and contemporary color scheme,” Fortuño explained.
